Joseph M. Mattone, Sr. - Chairman and Chief Executive Officer
Joseph M. Mattone, Sr. is the Chairman of the Board of Mattone Group, LLC. He has been involved in real estate development since 1955, both individually and under the Mattone Group banner. Mr. Mattone is also a Senior Partner in the law firm of Mattone, Mattone, Mattone, Mattone, Mattone, Megna and Todd, a full service Queens-based law firm.
Presently, Mattone, Mattone, Mattone, LLP. represents a number of financial institutions as outside counsel for their residential mortgage closings. These institutions include Citi Mortgage, BNY Mortgage Co, LLC, Washington Mutual, HSBC Mortgage Corp, Emigrant Savings Bank, Wells Fargo and GreenPoint Mortgage Company. During 2000, the firm closed in excess of $300,000,000 in loans on behalf of these lenders.
Both under the banner of Mattone Group LLC. and individually, Mr. Mattone has been involved in the development of more than seventy (70) properties and still holds a major interest in over thirty (30) properties. The Mattone organization currently owns, leases, manages and develops commercial, office, residential and industrial properties.
Joseph M. Mattone's career in real estate began over 35 years ago in his office located in a home built by his grandfather in the Greenpoint section of Brooklyn. Initially, Mr. Mattone was involved in the trial of condemnation issues in Brooklyn and Queens counties. His success in this area impressed the major developers whom he represented, and they began to retain him to negotiate leases and purchases on their behalf.
He was involved in the development of 1,000,000 square feet of commercial and industrial facilities in the Greenpoint area of Brooklyn and in neighboring Queens. In 1962, he began to develop real estate for his own account. Initially, he became involved in the development of service stations and fast food locations. He built and leased facilities to tenants such as McDonald's, Burger King, Texaco, Exxon, Mobil, Chemical Bank and Home Federal Savings and Loan, etc. Simultaneously, therewith, he was involved with the assemblage and development of Harway Terrace, two 19-story, 360 unit apartment buildings in Brooklyn, New York, developed under the Mitchell Lama Program. Since that time, Mr. Mattone has been involved with residential, commercial and industrial developments.
Carl F. Mattone - President
Carl F. Mattone is the President of Mattone Group, LLC. He is in charge of general oversight of all development projects, retail leasing and oversees all aspects of construction coordination.
Carl attended Holy Cross High School in Flushing, Queens from 1973 to 1977, and Iona College in New Rochelle from 1977 to 1981.
In 1981, he formed a maintenance and contracting business and acted as the construction supervisor on numerous development projects in Brooklyn and Queens. In 1985, he joined forces with his father, Joseph M. Mattone, Sr. in Mattone Group Ltd., as Vice President of Project Development. In that capacity, he was in charge of evaluating potential projects and overseeing the construction of these projects. He served as a member of the Board of Directors of the Queens County Builders Association from 1986 to 1987. In 1990, Carl was appointed Chief Operating Officer and was responsible for both the development and management of the organization. In 1995, he was appointed as President and is currently developing shopping centers and movie theaters. Carl was responsible for the construction of a 30,000 square foot retail/office complex in College Point, Queens, New York and most recently oversaw a 460,000 square foot theater and retail complex in Jamaica, Queens. Other duties include negotiating all retail leases, coordinating tenant fit out, as well as negotiating all architectural, engineering and general contracts. Carl also oversees the management and maintenance of all properties.
Michael X. Mattone - Executive Vice President and Chief Financial Officer.
Mr. Mattone is responsible for the financial planning of individual development projects and acquisitions as well as the Mattone Group’s overall financial strategy in managing its portfolio of more than 2 million square feet of property in the New York Metropolitan area. He has handled more than $400,000,000 in acquisition, development and refinance transactions on behalf of the Mattone Group.

Mr. Mattone is an attorney admitted to practice in the States of New York and Connecticut and the Southern and Eastern Districts of New York. He began his legal career as an associate attorney at Curtis, Mallet-Prevost, Colt & Mosle (1991-93) in the firm’s real estate department. Mr. Mattone joined the Mattone Group in 1993.
His professional affiliations include the Queens Catholic Lawyers Association, Queens County Bar Association, Columbian Lawyers Association, New York State Bar Association, International Council of Shopping Centers, Institute of Real Estate Management, American Bankruptcy Institute, The Retail Network, and Young Mortgage Bankers Association. He served on the Unsecured Creditor’s Committee in Bally’s Total Fitness Chapter 11 Bankruptcy Case (2008-10).
Mr. Mattone is involved in several charitable causes and serves on the board of several not-for-profits including the Queens Council of the Boy Scouts of America, St. John’s University School of Law Alumni Association, Jamaica Center Business Improvement District, and Queens Economic Development Corp. He is a charter member of the Legatus Long Island chapter. He is an avid triathlete and swimmer and is an Ironman finisher.
Douglas MacLaury - Senior Vice President
Douglas MacLaury is Senior Vice President of the Mattone Group LLC.
Education: Rutgers University B.S. 1977 Columbia University MBA 1981
Mr. MacLaury is responsible for the Strategic Planning and the implementation of public/private real estate development transactions. He is the former head of real estate development for New York City Economic Development Corporation, from 1996 to 2000, where he completed over 300 hundred transactions totaling over $3 billion in development costs, which generated 6,000 jobs. He has twenty (20) years of real estate develpoment, finance and brokerage experience from his tenure at John J. Reynolds, Inc., Helmsley-Spear, Inc. and Cadillac Fairview - Shopping Center division.
Philip W. Megna - Vice President and Director of Residential Development
Philip W. Megna is the Vice President and Director of Residential Development of Mattone Group LLC.

Mr. Megna joined Joseph Mattone as an attorney in the law firm in 1978. Prior to this, Mr. Megna was an account officer at Citibank for several years. Mr. Megna's practice focuses on representation of developers in residential development (PUD's, HOA's, etc.) and commercial landlord/tenant litigation. Mr. Megna was a candidate for the New York State Senate in 1994 and served as a member and Chairman of the Board of Assessment Review for the Town of Smithtown for eight (8) years. Mr. Megna is also an expert in real property taxation and certiorari matters.
Christopher J. Todd, Esq. - Vice President and General Counsel
Christopher J. Todd, Esq. is the Vice President and General Counsel for the Mattone Group LLC.
Education: St. John's University B.S. 1980 St. John's University Law School J.D. 1988
The majority of Mr. Todd's practice has been in the field of real estate law, mainly in the representation of developers in the commercial transactions. Mr. Todd has worked extensively with the New York State Department of Law in the filing of condominiums, cooperative and homeowners association plans. Mr. Todd's practice also involves estate planning, probate and elder law.
Joseph P. Alessandro - Vice President and Director of Asset Management
Joseph P. Alessandro is the Vice President and Director of Asset Management for the Mattone Group LLC.
Education: St. John's University B.S. Finance 1993
Mr. Alessandro has been with the organization since 1999 overseeing the management and accounting of all Mattone Group properties. His responsiblities include preparing the annual budgets, monthly financial reports as well as oversee the daily operations (maintenance and accounting) for Mattone Group Management. Prior to this, Mr. Alessandro worked for the Emigrant Savings Bank (1997 to 1999) as Assistant Treasurer and the GreenPoint Bank (1988 to 1997) as Assistant Accounting Manager.
